Roof Repair in Harrah, OK

A stain on the bedroom ceiling or shingles in the yard after a windy night doesn't always mean a new roof. We find the cause and fix that part of your home's roof. You get a real date and an arrival window you can plan around.

Fixing the part that failed

Most roof problems start small. A cracked pipe boot, a lifted row of shingles, or flashing that pulled loose at a chimney lets water in a little at a time. Caught early, these are repairs, not a big project.

We hold an Oklahoma residential roofing license. Our Oklahoma general contractor license covers the carpentry that sometimes comes with a leak, like soft decking or rotted fascia. If the roof is past saving, we'll say so plainly and talk through roof replacement. If a repair will hold, that's what we quote.

Spring hail and summer wind keep repair crews busy here. So we tell you up front how far out we're booked, and we stick to it.

The work a repair can include

  1. 01

    Finding where water gets in

If there's attic access, our first look is from underneath, with a flashlight along the rafters. Then we work up the slope from the stain. Water often runs along the decking for a few feet before it drips, so the hole is seldom right over the wet spot on your ceiling.

  2. 02

    Swapping damaged shingles

We pull missing, creased or cracked shingles and put new ones in. The color gets as close as today's product allows, and we reseal the tabs around the new pieces so the edge of the patch holds.

  3. 03

    Pipe boots and flashing

Leaks usually start where something comes through the roof or the roof meets a wall. Cracked rubber boots on vent pipes get replaced. Step and counter flashing at chimneys, skylights and sidewalls gets refastened or replaced.

  4. 04

    Soft decking and rotted fascia

Plywood that water has softened gets cut out and replaced before new shingles go on top. Fascia boards rotting behind the gutters get the same fix.

  5. 05

    Ridge cap and roof vents

Wind-driven rain works its way under loose ridge cap and through cracked vents. We reset them or put in new ones.

When it's time to call about a repair

  • Water marks overhead

A tan or brown spot that gets bigger every time it rains tells you water is coming in. Fixing it now costs less than waiting until the drywall sags.

  • Shingle pieces on the ground

After a hard wind, take a walk around the lawn and driveway. Bits of shingle mean there's an opening up top somewhere.

  • Grit washing out of the downspouts

A new roof sheds some granules its first year, and that's fine. When an older roof washes out handfuls, the coating is wearing off and the shingles are getting close to bare.

  • Light through the attic boards

If daylight gets through, so does water. Look closely around vent pipes and up along the ridge.

  • Edges that lift or curl

A shingle that curls or flaps in the wind has lost its seal. Those tend to be the next ones to go.

How a repair visit runs

  1. 1

You call, we set a window

We tell you honestly how soon we can get out and give you a morning or afternoon arrival window. If weather backs up the schedule, we call you before the window, not after.

  2. 2

    We look and show you

We go into the attic and up on the roof, photograph each problem, and go over the pictures with you. Then you get a written estimate with every repair listed on its own line.

  3. 3

    Repair day

Most repairs take a few hours. We cover landscaping, work only on the damaged area, and keep you posted if we open something up and find more. Nothing extra gets done without your okay.

  4. 4

    Cleanup and a last look

We pick up old shingles and run a magnet over the yard for nails. Then we show you the finished work and the photos.

What drives the cost of a repair

Your repair price comes from what's actually wrong with your roof, not a flat fee. The written estimate breaks each repair out on its own line, so nothing gets lumped together. Here is what makes the biggest difference.

How far the damage spreads
Replacing a few shingles on one slope is a short job. Once damage shows up on two or more slopes, it takes more material and more hours.
Pitch and height
Steep roofs and two-story homes need more safety gear and slower, careful work. A low ranch roof is faster to get up on and work across.
Hidden decking damage
Rotted plywood usually doesn't show until the shingles are pulled back. When we find it, we stop work, show you photos, and wait for your okay before the job grows.
Finding a matching shingle
Popular shingles are easy to get. An older or discontinued style takes more searching and can cost more.
Where the leak sits
A cracked pipe boot is a quick swap. Flashing at a chimney or wall means pulling up and relaying the shingles around it, and that adds labor.

Roof repair questions

How soon can you get out here?

It depends on the season and the weather. We'll give you a real answer on the phone, not a hopeful one, along with a set arrival window. If something pushes us back, you hear it from us first.

Can you fix just one spot, or do I need a new roof?

Most of the time one spot can be fixed. We look at the age of the shingles, how brittle they are, and whether the damage is spread out. If repairs would just be chasing leaks, we'll tell you and explain roof replacement, but the choice is yours.

Will the patch match the rest of my roof?

We get as close as we can. Shingles fade in the sun, so new ones may look a shade different at first and blend in over time. If your style is discontinued, we'll show you the closest options before we start.

Do I need to be home?

Not for the outside work. We do want to check the attic, so someone needs to let us in for that part. Afterward we can go over the photos with you in person or by phone.

What if hail or wind caused the leak?

Then our storm damage repair page is a good place to start. We can document what we find with photos for your insurance company. Your adjuster decides what's covered, and we'll explain how that process usually goes.
