Commercial Roof Replacement in Harrah, OK

When a flat or low-slope roof is past patching, we tear it off and build it back right. You get a written schedule before we start, arrival times you can plan staff around, and a call from us the same day anything changes.

When a Commercial Roof Needs Replacing

Most small commercial buildings have low-slope roofs: TPO, EPDM, modified bitumen or metal. They last a long time, but not forever. Once water has soaked the insulation under the membrane, patches stop holding. The roof keeps leaking in new spots, and the wet insulation adds weight and loses its R-value.

We hold an Oklahoma commercial roofing license and an Oklahoma general contractor license, so we can handle the roof itself and the related work around it, like curbs, decking and edge metal. If your roof can still be repaired, we will tell you that and point you to our commercial roof repair service instead.

Replacing a roof over a working business is mostly a planning job. Customers, deliveries, tenants and equipment all have to keep moving. We build the schedule around those first.

What the Job Includes

Moisture check before we bid

We walk the roof and take core samples to see how much insulation is wet. That tells us whether a full tear-off is needed or a recover over the existing roof is allowed. Code limits how many layers can stay on a building.

Tear-off in sections

We remove only what we can dry in by the end of the day. No section sits open overnight.

Deck repair and new insulation

Rusted metal deck or soft wood deck gets replaced before anything goes on top. Tapered insulation can be added to push water toward drains so it stops ponding.

New membrane or metal panels

We install the system that fits your building and budget, and explain the tradeoffs between TPO, EPDM, modified bitumen and metal in plain terms.

Flashing, curbs and drains

Most leaks start at edges and penetrations. We reflash parapet walls, HVAC curbs, pipe boots, drains and scuppers, and replace edge metal as part of the job.

Cleanup and a final walk

We sweep for nails and debris around the building and lot each day. At the end we walk the roof with you and go over what was done.

Signs Patching Is No Longer Enough

Leaks keep moving
You fix one spot and a new drip shows up across the room. Water is traveling through wet insulation under the membrane.
Water ponds for days
Standing water 48 hours after rain means the roof has sagged or lost its slope. Ponding wears out a membrane fast.
Seams opening up
Lifted seams, cracked flashing and blisters spread over large areas tell us the whole membrane is wearing out. That is more than a single patch can fix.
Soft spots underfoot
If the roof feels spongy when you walk it, the insulation or deck is damaged. That should be checked before more weight goes up there.
Hail bruising across the field
Oklahoma hail can crack membranes and dent metal over the whole roof. When the damage is everywhere, replacement usually makes more sense than spot repairs.

How the Job Runs

  1. 1

    Roof walk and core samples

We look at the roof, the deck from below where we can, and the drains. Afterward we put the scope and costs in writing, line by line, and tell you plainly whether repair or replacement makes more sense for your building.

  2. 2

A schedule built around your business

We ask about your hours, busy days, deliveries and any equipment that can't be shut off. Then we give you a start date, a crew arrival time and an expected number of work days. We pull the permit.

  3. 3

    Work in dry-in sections

Each day we tear off and close up one section. Noisy work can be pushed to early hours or slow days when that helps. You know which part of the building is under work each morning.

  4. 4

Updates when weather moves the plan

Rain, wind and heat change roofing schedules. When the forecast forces a change, we call you that day with the new plan instead of just not showing up.

  5. 5

    Inspection and walkthrough

We handle the final inspection and walk the finished roof with you, including drains, flashing and edge metal.

What Moves the Price

Every commercial roof is priced from what we find on it. Two buildings the same size can land far apart once the cores come back. The written estimate breaks the job into separate lines, so tear-off, insulation, membrane and flashing each show their own cost.

Wet insulation and deck damage
Dry insulation may allow a recover. Wet insulation or rusted deck means tear-off and replacement, which adds labor and material.
Roof system chosen
TPO, EPDM, modified bitumen and metal differ in material cost, install time and expected life. We go over the tradeoffs before you pick.
Penetrations and rooftop equipment
Every HVAC unit, vent, skylight and drain needs its own flashing. Units that have to be lifted or disconnected add time and coordination.
Access and phasing
Tight lots, height, crane or lift needs, and working in small sections around business hours all affect the number of days on site.

Commercial Roof Replacement Questions

Can my business stay open while you replace the roof?
Usually, yes. We work in sections and dry in each one by the end of the day. We'll talk through noise, parking and deliveries before we start so there are no surprises for your staff or customers.
How long will the job take?
It depends on the size of the roof, how much deck needs repair and the weather. We give you an expected number of work days up front. If rain or wind pushes a day, we call you and reset the plan.
Do you have to tear off the old roof?
Not always. If the existing roof is a single layer and the insulation is dry, a recover may be allowed. Core samples tell us which way to go, and we show you the results.
What licenses do you hold for commercial work?
We hold an Oklahoma commercial roofing license and an Oklahoma general contractor license. We also pull the permit for the job and schedule the inspection.
Do you work on commercial buildings outside Harrah?
Yes. We take commercial jobs in nearby towns like Choctaw, McLoud, Midwest City and Shawnee. Give us a call and we'll tell you if your building is in our area.
