Commercial Roof Repair in Harrah
A leak over your shop floor or office costs you more than the patch. We track it to the source, fix it, and set the work around your open hours. You get an arrival window, and if weather moves the date, you hear it from us first.
Fixing the roof so the business keeps running
Most commercial roofs around here are flat or low-slope. That means TPO, EPDM, modified bitumen, built-up tar and gravel, or metal panels. Each one fails in its own way. Seams open up, flashing pulls loose at curbs, and water sits where it should drain. A repair makes sense when the membrane is still sound overall and the trouble is in a few spots.
We hold an Oklahoma commercial roofing license and an Oklahoma general contractor license, so the repair, the flashing and any carpentry under it are covered by one crew. If what we find points to a full tear-off instead, we say so plainly and walk you through commercial roof replacement. We won't sell you a new roof you don't need yet.

What a commercial repair covers
- 01
Leak tracing
On a low-slope roof, water often runs along the deck and shows up inside far from where it got in. We walk the roof, check every seam and penetration near the stain, and test for wet insulation before we cut anything.
- 02
Seam and membrane patching
We scrub the area clean, treat it so the new material bonds, and heat-weld or adhere patches that match your membrane. TPO gets TPO, EPDM gets EPDM. Mixing materials is how a patch fails twice.
- 03
Flashing at curbs and walls
Rooftop units, vents, skylights and parapet walls are where most leaks start. We reseal or replace the flashing and the counterflashing over it.
- 04
Drains, scuppers and ponding
Clogged drains and low spots let water sit for days, which ages the membrane fast. We clear drains, fix scupper edges and add tapered fill where a small area keeps holding water.
- 05
Wet insulation replacement
Soaked insulation under the membrane stays wet and keeps feeding leaks. We cut out the wet section, replace it with dry board and close it back up.
- 06
Metal roof fixes
On metal buildings we replace backed-out or worn fasteners, reseal laps and treat rust before it opens a hole.
Questions about Commercial Roof Repair?
Call(405) 603-0833Signs your commercial roof needs repair
Stained ceiling tiles
Brown rings on drop-ceiling tiles mean water is getting in. Swapping the tile doesn't stop it.
Water standing two days after rain
If puddles are still there 48 hours later, the drains or slope aren't doing their job, and the membrane under that water wears out early.
Bubbles and soft spots
Blisters in modified bitumen or a spongy feel underfoot usually mean trapped moisture or wet insulation.
Seams lifting at the edges
Open laps on TPO or EPDM let wind get under the sheet. After a hard Oklahoma wind, a small lift can turn into a torn section.
Cracked sealant around units
Dry, split caulk at rooftop units and pipe boots is an easy leak path and a quick fix if caught early.
How a repair job runs
- 1
You call, we set a visit
Tell us what you're seeing and where. We give you a day and an arrival window, and we note how to reach the roof and who should meet us.
- 2
Inspection with photos
We go up, find the cause and take photos of what we find. You see the problem the same way we do.
- 3
Written estimate
You get a line-item estimate that lists the repair, the materials and the area. If we think repair is the wrong call, it says that too.
- 4
Repair on a date you choose
We can start early or work around customer hours to keep noise and traffic off your front door. If rain or wind pushes the date, we call you before the crew would have left, not after.
- 5
Cleanup and final look
We haul off old material, clear drains of debris and walk the roof one more time. You get photos of the finished work.
What moves the price of a commercial repair
Every flat roof is different, so we price from what we see on it. The estimate is written out by line so you know what each part covers. Here is what changes the number most.
- Membrane type and age
- Patching a newer TPO roof is simple. An older built-up roof with gravel takes more prep, and brittle material needs more care to tie into.
- How much is wet underneath
- A surface patch costs less than cutting out and replacing soaked insulation. We use what we find at the inspection to size that part.
- Access to the roof
- An interior hatch is easy. A tall building with no hatch may need a ladder setup or a lift, which adds time.
- Number of penetrations
- Each rooftop unit, vent and pipe has its own flashing. More of them in the problem area means more detail work.
- Work hours
- Early-morning or weekend work to stay out of your customers' way can change labor cost. We'll tell you up front if it does.
Commercial roof repair questions
Can you work while we're open?
Usually, yes. Most repairs happen on the roof with little noise below. For louder work like cutting out wet insulation, we can schedule early hours or a slower day so it doesn't bother your customers.
How long does a typical repair take?
A seam or flashing fix is often done in a few hours. Replacing wet insulation or fixing several spots can take a day or more. We give you a realistic time on the estimate and update you if anything changes once we open it up.
What happens if it rains on our repair day?
Membrane work needs a dry surface, so we won't patch in the rain. We watch the forecast and call you ahead of time to set a new date. If water is getting in now, we can put down a temporary cover until the weather clears.
Are you licensed for commercial work?
Yes. We carry an Oklahoma commercial roofing license, and we also hold an Oklahoma general contractor license for any decking or framing repair the job turns up.
Should we repair or replace?
If the damage is in a few spots and the rest of the membrane is sound, repair is the better value. If leaks keep showing up in new places or a large share of the insulation is wet, replacement usually costs less over time. We show you the photos and tell you which one we'd pick.
