Roof Inspections in Harrah

We climb up, look at every slope, check the attic and show you photos of what we found. You get an arrival window before we come, a text-free phone update if the day shifts, and a straight answer on what needs work now and what can wait.

What an inspection tells you

A roof inspection is a careful look at the whole roof: shingles, flashing, vents, any decking we can see, and the attic under it all. Trouble usually starts small. A shingle that lifted or a pipe boot that cracked can leak slowly for a long time, and you may not know until the drywall shows it.

It makes sense after hail or a hard wind, before you buy or sell a house, once your roof is past 15 years old, or any time you want a clear picture before you set a budget. Oklahoma weather is rough on roofs, so a yearly check takes the guessing out of it.

We hold an Oklahoma residential roofing license, an Oklahoma commercial roofing license and an Oklahoma general contractor license. So the person checking your roof also knows how a repair or a full job would actually be done.

What we check on every visit

Shingles and surface

We walk each slope looking for hail bruises, bare spots where granules are gone, cracks, curling and lifted tabs. On metal roofs we check fasteners, seams and any rust.

Flashing and penetrations

Chimneys, skylights, wall joints and pipe boots are where leaks like to start. We look at the seal around each one and write down anything loose, cracked or pulling back.

Attic and decking

Up in the attic we hunt for dark marks on the wood, wet or matted insulation, light showing between boards and spongy spots. We also check the venting, because heat trapped up there in summer wears shingles out early.

Gutters and drainage

We watch how water gets off the roof. Gutters that are packed or sagging push water back under the edge and rot the fascia, so we tell you if yours need work.

Photos and a written report

You get the photos we took and a short report that sorts things into fix now, keep an eye on, and fine. Plain words, and nobody pushing you to sign anything that day.

Signs it is time for a roof inspection

A storm just passed through
Hail and strong wind can hurt shingles in ways you can't see from the ground. A look soon after also helps if you end up filing a claim.
Granules in the gutters
That sandy grit on shingles wears off over time. When you find a lot of it washed out at the downspouts or on the splash blocks, the roof is aging faster than it looks.
Stains or musty smell inside
Brown rings overhead, paint bubbling where the wall meets the ceiling, or a stale, damp smell in the attic all mean water is finding a way in.
You are buying or selling
Knowing the roof's condition keeps surprises out of the sale. Buyers see what they are paying for, and sellers can take care of small items before the home inspector does.
It has been years since anyone looked
If nobody has been up there in as long as you can remember, it is due. Small problems cost little to fix when someone catches them early.

How the inspection day goes

  1. 1

We set a time that works

When you call, we give you a day and an arrival window, not a maybe. If weather or an earlier job runs long, we phone you before the window opens so you are not stuck waiting.

  2. 2

    Outside walk and roof check

We start from the yard, looking over the roofline and gutters, then climb up if it is safe. Most homes take about an hour. Steep or large roofs take a bit longer.

  3. 3

    Attic check

If you can let us in, we spend a few minutes in the attic. That is often where the real cause of a ceiling stain shows up.

  4. 4

    Going over what we found

Before we leave, we pull up the photos and explain each one in everyday words. If something needs fixing, we tell you how long the work would take and when we could fit it in.

What affects the cost of an inspection

An inspection is a short visit, and the price reflects that. Still, a few things change how long we spend on your roof. We give you the number during the call, before anything goes on the calendar, so the bill at the end matches what you heard.

Roof size and pitch
A steep roof or a big house with lots of slopes takes longer to cover safely. A plain ranch roof goes faster.
Attic access
A clear hatch in a hallway takes a few minutes. A cramped attic or one blocked by stored boxes takes more time to check right.
Report detail
A quick check for your own files is simpler. A home sale or an insurance claim usually calls for a fuller report with a labeled photo for each item.
Roof type
Most homes here have asphalt shingles. Metal, tile or a low-slope section gets a different kind of look and can add time.

Common questions about inspections

How long does a roof inspection take?
Most visits run about an hour from the time we pull up. A big or steep roof, or an attic that is tight to get into, can push it closer to two hours. We tell you how long to expect when we put the visit on the calendar.
Do I need to be home?
It helps if you are there, mainly so we can get into the attic and go over what we saw. If you can't be, we still do the outside check and phone you afterward to talk through the photos.
Is this just a pitch for a new roof?
No. A lot of our inspections end with one or two small fixes, or nothing at all. If roof replacement really is the right call, the photos will show you why. What you do next is up to you.
Can you inspect after hail for an insurance claim?
Yes. We document hail and wind damage with photos and notes you can hand to your insurance company. We can explain how a claim usually plays out, but the adjuster is the one who decides coverage. If damage is confirmed, our storm damage repair crew can handle the work.
Do you inspect homes outside Harrah?
Yes. We also work in Choctaw, McLoud, Jones, Midwest City, Spencer, Bethel Acres, Shawnee and Del City. Travel time is built into the arrival window we give you.
What happens if it rains on my inspection day?
We don't go up on a wet roof. We call you that morning, before your window starts, and find the next open day that suits you.
